Making sure that you have your assets in the right position can be the difference between having cash flow and making the most of your investments! My very good friend Quinten D’Souza is back on the show to teach us some tips and tricks on how to position our assets.

 

Quentin is a master of repositioning assets. Each investor in real estate has to position their assets individually to improve their portfolio. He recommends doing a return on equity calculation to see if it makes sense to have that equity stuck in the property. This is especially important if you’re not using the cash flow for your monthly income.

 

The example he brought to the show was for a property that his firm purchased in 2011 for $167,000. The person had a down payment of  $32,000. Ten years later, Quinten looked at how much they could sell the property for and what better way the investor could use that equity. They sold the asset, or property, in March of 2021 for $600,000. The investor got from that sale,  $253,000 which includes the $32,000 he initially put into the property. The investor also got cash flow from renters throughout those 10 years, which Quinten estimates to be $4,000 a year. After adding up all of that, it averaged that the investor got about 90% of their investment back a year over the ten years.

 

Quentin’s point of repositioning that asset is why hold onto it if your return on investment hasn’t been that great. Now that investor can take the money he got from selling the property and invest in another building.
